Resort Condo Concept

 The resort condo concept has developed in the resort business over the last 10 years.  it is a way of providing reasonably priced condo's to people who wish to have access to the cabin, while allowing the resorts to lower or remove a main portion of their overhead. 

OWNERSHIP:
THIS CONCEPT IS CALLED STUDS IN, STUDS OUT -

YOU ARE PURCHASING THE INTERIOR PORTION OF THE CABIN.  MEANING FROM THE WALL STUDS INWARD.  YOU ALSO OWN THE DOORS AND WINDOWS OF THE UNIT. 

THE EXTERIOR SIDING, ATTIC, AND ROOF BELONG TO THE ASSOCIATION.  THE CAPITAL RESERVE FUND HAS BEEN ESTABLISHED AS PART OF YOUR CONDO FEES, FOR THE MAINTENANCE, REPAIR, AND/OR REPLACEMENT OF THESE ITEMS.

YOUR INSURANCE RESPONSIBILITIES:
YOU MUST BE RESPONSIBLE FOR INSURING THE INTERIOR PORTION OF YOUR CABIN, AND ANY PERSONAL ITEMS INSIDE THE CABIN AS WELL. 

YOU MUST ALSO PROVIDE INSURANCE FOR ANY ITEM STORED IN YOUR ASSIGNED COMMON AREA STORAGE UNIT.

BENEFITS:

UNIT ACCESS -
A VERY GENEROUS ACCESS PLAN IS PROVIDED FOR THE UNIT OWNERS FOR THEIR PRIVATE USE OF THEIR CABIN.  CONTACT THE REALTOR OR RESORT FOR DETAILS.

BOAT SLIPS:
BOAT SLIPS MAY BE AVAILABLE FOR RENT FROM THE RESORT, BASED UPON AVAILABILITY. THESE REQUIRE THE UNIT OWNER TO PURCHASE A BOAT LIFT FOR THE STORAGE OF THEIR BOAT IN THE WATER. IN ORDER TO LEAVE IT IN THE WATER WHEN THE UNIT OWNER OR UNIT OWNERS GUEST, IS/ARE NOT ON THE PREMISES

OR

YOU MAY RENT AN OPEN WATER SLIP FROM THE RESORT.  OPEN WATER SLIPS REQUIRE THAT BOATS NOT BE LEFT TIED TO THE PIERS UNDER INCLEMENT WEATHER CIRCUMSTANCES, AND MUST BE REMOVED AND STORED UPON THEIR TRAILERS, ON THE APPROPRIATELY PROVIDED BOAT STORAGE EASEMENT, WHEN UNIT OWNERS ARE NOT ON THE PROPERTY
( BOATS CANNOT BE LEFT IN THE WATER IN FORECASTED OR DURING - HIGH WINDS OR BAD WEATHER AND OR WHEN THE UNIT OWNER OR UNIT OWNERS GUESTS, IS/ARE NOT ON THE PREMISES).
PERSONAL STORAGE UNIT - 
EACH UNIT OWNER HAS ASSIGNED, A STORAGE UNIT, FOR THEIR USE.  THE UNIT IS CONTAINED IN THE 40' X 50' COMMON AREA BUILDING.  THE ESTIMATED AVERAGE SIZE OF THE STORAGE UNITS ARE 10' X 10'.

BOAT STORAGE -
AN EASEMENT HAS BEEN PROVIDED ON A CORNER LOT OWNED BY THE RESORT TO WHICH EACH UNIT OWNER HAS THE RIGHT TO STORE A BOAT OUTDOORS ON A PORTION OF THE PROPERTY.  THIS IS ADVENTAGEOUS FOR SUMMER OR WINTER STORAGE OF YOUR BOAT OR BOAT TRAILER.

PRIVATE BOAT LAUNCH RAMP -
EACH UNIT OWNER HAS AVAILABLE, THE USE OF THE RESORTS PRIVATE BOAT RAMP.

PRIVATE PIERS/DOCKS -
EACH UNIT OWNER HAS AVAILABLE, THE USE OF THE RESORTS PRIVATE PIERS FOR SUNBATHING, FISHING, RELAXING, SWIMMING, ETC.

SAND BEACH -
THERE IS A PUBLIC 50' WIDE SAND BEACH ADJACENT TO THE RESORTS LAKEFRONT EASEMENT THAT IS AVAILABLE FOR USE.

SAND BOTTOM LAKE -
LAKE WISCONSIN IS A SAND BOTTOM LAKE. SO NO MUCK OR MUD WHILE WADING OR SWIMMING OFF OF PROPERTY SHORELINE.

SHALLOW SHORELINE -
THE LAKE IS 6 INCHES DEEP AT THE SHORELINE.  THE DROP OFF IS GRADUAL TO ABOUT 140' FROM THE SHORELINE, AT WHICH THE LAKE DROPS OFF TO 7 FEET DEEP.




ADVERSITY OWNERSHIP ISSUES-

PERMANENT RESIDENCY - DUE TO THE TOWNSHIP ZONING REQUIREMENTS, AND EASEMENT ACCESS AGREEMENTS WITH THE RESTAURANT, YOU MAY NOT MOVE IN AND LIVE IN YOUR CABIN, YEAR AROUND.  HOWEVER YOU COULD USE/ LIVE IN THE CABIN FOR A SIGNIFICANT AMOUNT OF THE YEAR, BY BLOCKING OUT THE TIME IN WHICH YOU WISH TO INHABIT THE CABIN. 

EXAMPLE:   YOU ARE RETIRED AND SPEND THE WINTER IN FLORIDA, AND WISH TO SPEND YOUR SUMMERS ON LAKE WISCONSIN. YOU COULD BLOCK OUT MAY 1ST, TO NOVEMBER 1ST OF  A CALENDAR YEAR.  YOU COULD LIVE IN THE CABIN DURING THAT TIME. AND THEN RETURN TO FLORIDA TO SPEND THE WINTER.

MAIL - YOU CANNOT RECEIVE MAIL AT YOUR CONDO UNIT.  IF YOU WISH TO ESTABLISH MAIL SERVICE YOU WOULD NEED TO ARRANGE FOR A POST OFFICE BOX, AT THE LOCAL POST OFFICE, AND RETRIEVE YOUR MAIL AT THE POST OFFICE.

 BOAT SLIPS - UFORTUNATELY, IN WISCONSIN, LAKE PIERS ARE CONSIDERED A PRIVALEDGE, AND NOT A RIGHT FOR THOSE WITH LAKE FRONT PROPERTY OWNERSHIP.  DUE TO WISCONSIN DNR REGULATIONS, CONCERNING LAKE FRONT WATERFRONT EASEMENTS, WE CANNOT GUARANTEE EACH UNIT OWNER ACCESS TO A BOAT SLIP.  WE MAY ONLY BE ABLE TO PROVIDE WHATEVER USE WE HAVE, FOR RENT TO UNIT OWNERS, BASED UPON THE INTERPRETATION OF THESE REGULATIONS BY THE DNR. AND THEIR CONTROL OF THEM. 
HOWEVER YOU INTERPRET IT,THE RESORT DOES HAVE DEEDED LAKE ACCESS, AND THE RESORT EXTENDS TO THE OWNERS OF THE UNITS, THE ABILITY TO RENT SLIPS IF AVAILABLE, AND THE USE OF PIERS FOR FISHING, IF AVAILABLE.
